Are UK House prices going to crash?

Apparently not! The mortgage lenders are arrogantly saying how the British system is too robust and well managed to fall into the problems experienced in America. The truth is though even if that is the case Britain has a lot of debt tied up in houses, and outside of houses too. People are listening to the new on TV and reading the papers and some will inevitably be scared of buying. People act in herds and if enough people are scared of buying it could cause the whole system to collapse.

The UK mortgage and debt markets are much more stable than the US, however the property prices are being precariously propped up by an ever weakening ability to make payments. Inflation made prices rise which put the squeeze on young mortgage payers.

The system is robust but it’s unrealistic to say it is infallible. If enough people get scared, a lot more people will follow and that is when we have a problem. A lot of people will be left with negative equity. Negative equity is where you owe more money for your house than what you can sell it for on the market.

Let’s hope for everyone’s sake this confidence lasts!

How do I get a cheap flat?

There are 2 methods,


1.) Share a flat, since you can pick up rooms for around 120 even in Central London.

2.) Live further out of London

Option 2 is far superior in my opinion. Very few people realise travel costs are almost identical no matter where you live in London. Since a 1-4 travel card is only a few pounds more than a 1-2 it makes only a little difference. The savings you make on your property more than makes up for it. For example you could get a great flat for 150 rather than 220. Travel times if you live near an over ground line will be similar to living in zone 1 even if you live as far out as zone 4.

I cant reference the study because I forgot where I read it however it said that people who live in zone 4 are 30% happier than those in zone 3, those in zone 3 are 20% happier than those in zone 2 and those in zone 2 were 5-10% happier than those in zone 1.

Essentially the further you live out of London the happier you will be, as long as you live near good transport to work.

What percentage of salary should be used to rent a flat in London?

London is expensive.


Renting a nice flat in a decent area in Central London is going to set you back at least £200. Spending 50% of your income on housing is normal when you are buying the property however when you are simply renting it is quite wasteful. Since that money is never going to come back to you. Ideally, strategically speaking, you should be saving a little more and spending as little as possible on your rental accommodation.

It is a lifestyle choice in essence. You can either spend now or save for later. Getting an expensive rental flat gives you a great place to live and a fantastic lifestyle. However can you afford to save for a deposit to buy a house, go on holiday or buy little extras? The responsible method is to go as cheap as possible, share if you can bear other people. Make sure you put the money away you save from your cheaper accommodation so you can use it later.

It’s getting harder and harder to buy a flat in London, needing more and more money just to get a deposit together. If you go for an expensive rental property now you could be delaying getting your own dream home.

Renting in general is wasteful. Buying is like a form of saving since your monthly repayments are stored in the value of your property and returned to you upon a sale. A rental property never pays you back.

However if you are only in London for a short period or just don’t want to rent never go above 60% of your salary. London is expensive and you need at least £50 + bills a week to survive.

Typical costs in London per week

  • · Food £40
  • · Bills £20
  • · Council Tax £35
  • · Travel £20
  • · Phone? Internet? Clothes? etc

So it is not advisable to spend more than 60% of your salary on your accommodation. Ideally try and spend 30%. The more disposable income you have, generally the more comfortable you will feel. Struggling for money each month is not pleasant.

Best places to live in London: Winchmore Hill and Palmers Green

This is my first instalment of Best place to live in London. Over time we will write about established and upcoming areas of London which are catching attention as a great place to live. This time I want to talk about two little known areas of North London, Palmers Green and Winchmore Hill.

Most people haven’t heard of either, yet Winchmore hill and Palmers Green are thriving. Sorry for the cliché but this area is one of the property hotspots right now. Offering less pollution, lower crime, trendy restaurant and bars, lots of green space and park land its a fantastic place to live. Those of you worried about work; well it is only 25 minutes to Moorgate or 15 minutes to Finsbury Park. All at the price of a 1-4 travel pass and travel in a slightly better environment than the tube. That is because these towns are serviced by frequent fast trains to central London rather than the much loved tube.

Winchmore Hill

It is easy to see why the area is on the up. Actually Winchmore Hill has for a long time been one of the better areas of London. In my opinion Winchmore Hill very similar to parts of Hampstead but much cheaper and less crowded. The heart of Winchmore hill is Winchmore Hill Green or the Village Green which is surrounded by small shops and restaurants. Winchmore Hill also boasts the gorgeous Grovelands Park which used to be a grand private estate which was later sold to the council.

The main problem with Winchmore hill only affects you if you don’t have a car. That is there is one supermarket in Winchmore hill and unless you live with 10 minutes of it then you are going to have problems. However if you are web savvy this problem is easily solved by ordering online. There is a 24 hour convenience shop on the village Green.

Palmers Green

Palmers green is like a younger messier quirkier younger brother of Winchmore Hill. Still with low crime and a fantastic park but with a vibrant culture and lively restaurants and shops too. The high street offers an array of shops including M&S food and a new Starbucks. It is an imprecise tool but you can pretty much conclusively say when Starbucks moves in the areas on the up. The High street was even used in the Harry Potter movie Harry Potter and the Prisoner of Azkaban in the knight bus scene. Ok that doesn’t prove anything. However Palmers green is a diluted form of London. You have the entire buzz nearby, but not too near.

The market

The rental market is very immature in both Winchmore Hill and Palmers Green which means you can grab a bargain. Currently you can pick up a fantastically decorated 2 bed flat in either town for around £250 per week (£1100 per calendar month) and a 4 bed house if your sharing or a family at around £500 per week (£2200 per calendar month). House prices are relatively lower than elsewhere of similar standard of loving.

Summary

All in all both are fantastic places to live which are definitely on the up. Perfect if you work in the city and need to commute in. Winchmore Hill is the absolute essential place to live for young families with good schools and parks on the doorstep. Palmers Green is excellent for students, sharers, and arty types.

How do house prices affect me as a tenant?

High property prices do reflect on rental prices. However there is not always a direct relation. For example property prices may rise by 10% and rental prices may rise by 5% . Recently the price of houses in the UK has continued to rise rapidly however the rental prices didn’t always keep up. This was because a component of the growth in property prices, new buy to let investors created extra supply in the rental market.

With uncertainty in the market and an almost stagnation of property prices virtually imminent it is difficult to predict the effect on rental prices. The main element that caused the over investment in property are still around. Increasing amounts of single occupancy and lower occupancy mean more property is required for the same population. Compound that with immigration and a recent history of investment in the UK via the city. Then it becomes easy to understand how property prices got so high.

Recent figures are suggesting that the number of first time buyers has dropped. If the first time buyers aren’t buying then they are probably renting. This pushes prices for rentals up. However maybe they are expecting prices to drop due to the recent financial problems in the city and recent rate rises. In this scenario we could see rentals temporarily rise or at least hold. If property prices begin to drop there will be a short lag on rentals. People will be induced to buy due to the cheaper prices. Buy to let investors with small margins will start to struggle as rentals stagnate. If a large number of these start to sell up we could see a significant drop in property prices but a less significant drop in rentals.

All this would serve to do is increase the benefits of owning a property in comparison to renting. Currently the benefits of purchasing over renting are the lowest for years. Increasing the benefits of buying could see property prices regain their form in the next 18 months. As if the market wasn’t already overheating the Olympics are sure to add a turbo charger to the whole cocktail.

Finding somewhere to live is notoriously difficult. You want everything, but you don’t want to pay. You want the best area, the best place and near to work. Finding flats to rent in London makes life all the more difficult.

London has some of the highest property prices in the world. These prices are fuelled by demand. That is the sheer number of people who want to live there. Unfortunately there isn’t enough supply, so there aren’t enough flats available for everyone to rent. This makes life difficult if you are looking for you dream flat. Most of the properties are owned by rich landlords and corporations who rent out their flats as a business. So they will always rent to the highest bidder.

Finding a flat in London isn’t personal is a fight in which you need to be prepared fully. You have to be determined and ready to pounce. The best place to start is online. Get a grasp of prices and what is available in your budget. There are thousands of websites online that offer property. Also you can research your area. Type in the areas your interested into Google. If the top ten listings are gangland shootings you may wish to reconsider your choice of area.

When you decide where you want to live and your budget. You need to decide what you are going to e able to get for it. You need to be clinically determined when you book your appointments. Cram in as many appointments as you can, One after the other, try and see 5 or 6 on your first day. Dont expect to take anywhere. This is to educate you on what available.

Go home and re-evaluate expectation areas and your budget.

This time go out with your deposit in hand and book as many appointments as you can again and if needed re visit properties you liked. If you see something you like take it. Sounds obvious right? Not really, so many people miss the opportunity to get the perfect flat because they don’t pounce when they have the chance.

If you don’t find a flat straight away don’t give up just keep looking with the same determination and you will find somewhere. On average you will probably need to see 10-20 flats to find a great one. However you could find the perfect one is the first one so be prepared to pounce.

Historically the best way to rent out your property was to advertise in your local shop, put a sign in the garden or at most an advert in the local paper. In the 90’s specialist newspapers came to prominence where people could advertise for a fee to thousands of eager tenants. The specialist newspapers dominance peaked around 2003. Since then the way we rent properties has changed dramatically. Gone are the days when a scrawled not poorly detailing a property were enough. Like most industries rental property started to move online in the late 90’s. Now it’s just as advanced as any other online industry with a variety of websites offering everything from pictures, videos, sound, satellite maps to floor plans.

There are literally thousands if not millions of websites offering alternative ways to rent your property online. Most however are not available to the general public. This is due to the pressures from estate agents so that they can continue to dominate the market. Therefore in order to advertise with a website like these you must use an agent. Agents tend to charge around 10% of the yearly income.

However there are many alternatives that allow free advertising online and many that offer paid advertising online. Craigslist offer a fantastic way to post simple adverts online especially in the USA and if you are quite tech savvy you can use coding to design a good advert. Many of the online classified sites offer a reasonable service. However beware of scammers and make sure you repost your advert frequently.

Specialist rental websites can offer the best solution. They make it simple and easy to post the perfect advert and give the best response. LiveSimply.co.uk offers a fantastic example of a specialist rentals website. Live Simply offers free advertising for both landlords and agents. The site is designed to make life easy when you are renting property so the adverts are designed to get the best response from interested tenants. You can add pictures, videos and sound descriptions and your property will be found on a satellite photo of your area.

You might think that videos and photos are excessive but that’s what tenants want. Statistics show that properties with pictures get 9 times more responses than those without. Adverts with videos get twice as much as those just with photos. You get the picture. In essence like most things in life the preparation work must be made. You need to create a fantastic advert, so get out the digital camera and take lots of photos. If your camera has a video setting like most do then make one and walk around your property. This helps save time later. People know what your place is like before they come. If they like it they will come, if they don’t like it then unfortunately they won’t.
